HOW Concierge is neither a standard service nor a one-size-fits-all solution.

It is a selective property enhancement program reserved for properties with demonstrable potential for return on investment.

Before recommending any intervention, we assess whether the investment:

• effectively increases the property's market value;
• improves its appeal to the right buyer;
• reduces time on the market without compromising its positioning.

If the answer is no, we do not recommend the investment.

Eligibility criteria

Eligibility for HOW Concierge is determined through our strategic property assessment and considers factors such as:

• location and urban context;
• property type and functionality;
• target market segment,
• the relationship between the cost of the intervention and its expected impact on value or liquidity.

The goal isn't to turn poor properties into good ones. It's to enhance good properties that are poorly presented or poorly located.

Every intervention is:

• objective,
• measurable in its impact;
• designed to generate a measurable return.

Interventions may include painting, adjustments to window and door frames, flooring refurbishment, minor repairs, deep cleaning and, where appropriate, strategic home staging.

• A clear budget, approved in advance by the property owner.
• No costs until completion of the sale.
• Every recommendation is fully justified and clearly explained.
